The vision for the Ocean Terrace Overlay District is to create a catalyst
for the rebirth of Ocean Terrace and upper Collins Avenue and further
the revitalization of one of South Florida’s greatest gems – North
Beach. The supporters have a dream that Ocean Terrace and upper
Collins Avenue will become a thriving, vibrant center for North Beach
residents, and a high quality destination for visitors from all over the
world to celebrate life, community, and enjoy great streets, open space

Vision and Overview to Benefit Miami Beach's
North Beach
The vision for the Ocean Terrace Overlay District is to create

Florida’s greatest gems – North Beach. The supporters have
a dream that Ocean Terrace and upper Collins Avenue will
become a thriving, vibrant center for North Beach residents,
and a high quality destination for visitors from all over the
world to celebrate life, community, and enjoy great streets,
open space and architecture.
The official language that will appear on the
November 3, 2015 Election Ballot.
1.0 Maximum FAR Increase for Residential and Hotel Uses in
the Ocean Terrace Overlay District.
Shall the Floor Area Ratio (FAR), which regulates the overall
size of a building, for the “Ocean Terrace Overlay District,”
located between 73rd and 75th Streets, Collins Avenue, and
Ocean Terrace, and has underlying zoning designations of
“Commercial District-2” (“CD-2”) and “Mixed Use
Entertainment District” (“MXE”), be increased from a
maximum of 2.0 FAR to a maximum of 3.0 FAR, which
increased FAR shall be used only for residential and hotel
uses?

Vote Yes #54 For A Better North Beach on your Ballot Vote on November 3, 2015 in the Miami Beach Elections. All of the City’s checks and balances remain the same. This zoning change is not an approval for any developer to move forward with a project. It is simply creating a regulatory environment that allows for a developer to propose a project. A developer still has to propose a project which will be subject to public review and Historic Preservation Board approval.
