Welcome to 2015! We look forward to another
year filled with exciting projects, fantastic
acquisitions and of course, we hope, some
prestigious awards for our beautiful suite of
green buildings. This edition, we have included
a wonderful article about Growthpoint’s 20
year journey of transformation. This article
appeared late last year in the South African
Institute of Black Property Practitioners
special edition magazine.
We have also decided to extend the current
Office portion of the newsletter to include
a few in-depth articles and an introduction
to our VERY exciting Smartmove option.
Watch this space as it will continue to grow
and offer current and relevant industry news.
Our retail space will feature something a bit
different this month, with a very informative
article on what consumers expect from their
favourite retailers and the major factors that
influence their decisions on where to shop.

GROWTHPOINT AUGMENTED REALITY APP
We are in the process of launching
an Augmented Reality app, which
will highlight the green features
in some of our buildings. This app
will enable our letting agents, as
well as external brokers, to view
the sustainable features of these
buildings in an innovative and
creative way, while also advising
our clients in choosing the right
building for their needs. 3D models
will be created for selected
buildings, enabling a unique type
of interaction and exploration.
We are launching the national Growthpoint
GREENOVATE AWARD COMPETITION
This exciting and innovative awards programme was created,
in association with the GBCSA, to provide an opportunity to
students that want to explore ideas in the development and
establishment of green building thinking. Honours students
in property studies, construction and quantity surveying may
enter the award programme. There are two rounds to the
competition and so far, the University of the Witwatersrand,
the University of Pretoria and the University of Cape Town
are participating, although the programme will eventually
extend to include other universities. The winner of this
prestigious award will be announced in November 2015.
THE LUX AWARDS 2014
The lighting world’s top manufacturers, most innovative
technologies and world-class installations were honoured
at the Lux Awards late last year. The lavish ceremony at
the Troxy in East London was attended by nearly 1,000
lighting professionals, making it the UK’s biggest ever
lighting awards event.
Winners were chosen in 16 categories including our
brand new international category, as well as retail
lighting, industrial lighting, interior and exterior
luminaires, innovations in the areas of light sources
and controls, and the coveted Lux Person of the Year
category. The winners were presented with a unique
trophy made of recycled lamp glass.
Growthpoint won the first-ever international award
for an illuminating energy savings project (Aurora).
Over the last 12 months, we undertook a lowenergy retrofit nationally, introducing more than
100,000 energy-efficient lamps and light fittings
in 157 of our multi-tenanted office, industrial and
retail buildings. Judges were impressed by the
sheer scale of this project, which demonstrated
the power of low-energy lighting to deliver
spectacular savings.
Chosen as the most outstanding project outside
the UK and the Republic of Ireland, our pioneering
energy efficiency beat other remarkable projects
from Germany, Dubai and Turkey.

THE SHARKS FUN DAY 2015
On Saturday, 24th January 2015, the Sharks
hosted their annual Fun Day at Growthpoint
KINGS PARK. A morning of fun and awesome
family entertainment was planned for the
entire family with the whole Cell C Sharks
squad in attendance.
A crowd of over 5000 supporters attended
the day and had loads of fun interacting and
challenging their favourite players in fun
obstacle races, touch rugby and numerous
other activities. There were also lots of
autographs signed on the day. Visitors took
a stroll through the food and fashion market
or simply relaxed in the beer garden, listening
to live music. The Sharks Fun Day ended with
Matthew Mole performing live in concert.
Entry to The Sharks Fun Day was free in
order to thank fans for their loyal support.

PROGRESS

2014 finished on an exciting note
for Property Point. We finalised
our partnership with Attacq
and secured an agreement with
them to manage their enterprise
development programme. This
means that Attacq will sponsor
a select number of SMEs on their
supply chain, so that they can
participate in the latest intake
of our programme. This is the first
of many industry partnerships that
we are hoping to forge, in order to
make a substantial impact in the
growth of small businesses.
Attacq, (an affiliate entity of Atterbury Acquisitions) is
a leading South African capital growth fund operating in
the real estate sector. Founded in 2005, it has grown gross
assets to the value of over R13 billion, off an initial base
of R600 million. The company’s focus is on sustainable
capital appreciation, through the ownership of a balanced
portfolio of properties with contractual income streams.

a group of 10 businesses to
participate on the Attacq intake.
On the 20 January 2015, we hosted
an induction session for these
businesses, where the Property
Point team shared more in-depth
information about the programme
schedule and the process going
forward. Shawn Theunissen, head

Growthpoint, encouraged the

NGOs that demonstrate effective
community engagement.
Stop Hunger Now is an international
hunger relief organisation that
coordinates the distribution of food
and other life-saving aid around the
world. With the aim to transform
communities through education,
Stop Hunger Now Southern
Africa provides fully balanced
meals for pre-school children. The
organisation is driven by a vision to
end world hunger in our lifetime and
has a mission to provide education
to beneficiaries, volunteers and
suppliers about the role they play
in eradicating child hunger.
Since 2012, Growthpoint has
provided industrial space at
Khightsgate Industrial Park,
Germiston for Stop Hunger Now
SA, where they are able to securely
store the food, host meal-packing
events and distribute meals to 15
areas in Gauteng. On a monthly
basis, the organisation feeds over
4 400 leaners in 140 Early
Childhood Development (ECD)
centres. Studies by the University
of Cape Town’s Children’s Institute
indicate that, over 3 million children
under the age of 17 do not have
access to food. Growthpoint
believes that by supporting Stop
hunger SA, we are effectively
contributing to combat the
challenge of food security.
We are pleased that Stop Hunger
Now SA has demonstrated success
in many areas. The organisation
has proper governance structures,
connects with communities directly,
empowers individuals for a better
future and continuously monitors
the impact of its programmes.

This is very much in line with
our own philosophy towards
our clients.
They are a major tenant of
ours with 7,284m² in total
within our portfolio - 3,860m²
in Growthpoint Industrial
Park and Celtis Business Park
and 3,424m² in Tata Building
and Hunts End. Previously
in Ferguson Road, they are
currently located at the Tata
Building in Illovo and occupy
2428m². They have been in
this building for the last five
years and will be relocating to
8 Rivonia Road in Illovo within
the next few months, having
outgrown the office space.
They are exemplary tenants,
but looking back at how
this wonderful partnership
developed, it is clear that the
South and Central team had
to pull together to come up
with some specialised and
unique offerings to close the
original deal. Originally, each
staff member had a contract
with a different cellular provider,
with differing signals and dial
out numbers. Being a call based
business; it was a massive
problem to overcome.
Cellphone and data connectivity
with excellent reception was
established, as was a single
dial out number. A full-on
load generator was installed
as the business is IT intensive.
In addition, the company
had employed a contingent
of Muslim staff and a special
prayer room was built within
their premises to cater to
these requirements.
Thanks to a proactive leasing
team, Platinum Life’s needs
were identified well on time
and delivered, above and beyond
the average expectations. This
ultimately culminated in them
signing a new seven year lease
with us for a larger premises.
We look forward to many more
years with this fantastic client.
A HISTORY OF THE PLACE
The Place, situated at 1 Sandton
Drive, was originally developed
with Investec as a sectional title
office development. It was later
converted to Growthpoint’s
head office. The Place is nestled
between the Apple Store and
The US Embassy, who share
this sought-after address. The
location of The Place has the
benefit of exceptional views
and when the Apple Store was
under construction, a height
restriction was established
to ensure that The Place kept
these stunning views.
The Place boasts premium grade
office space of 34,000m² - five
storeys of office space and five
levels of basement parking.
The columns in the basement
and atrium were designed to
accommodate the structure of
the building and the link bridges
are an added feature. The design
of the LED screen (facing Sandton

GROWTHPOINT’S
TRANSFORMATION
over the years
We are very proud of the fact that we have been actively
involved in transformation from the very inception
of our company. This article appeared late last year
(2014) in the South African Institute of Black Property
Practitioners special edition magazine and takes a look
at the extraordinary journey and ground-breaking strides
we have taken within the property industry.
Growthpoint’s board and
management have always
appreciated and understood the
need for transformation. While
founded in 1987, Growthpoint only
really became an active, growing
company from about 2001, when
still part of Investec, and well after
the end of apartheid and dawn
of democracy in South Africa.
So, we’ve always operated in
a South Africa where achieving
meaningful participation by
historically disadvantaged
South Africans in our economy
is a business imperative. We’ve
always understood the need for
transformation in the country
and for empowerment.
Putting this understanding into action,
Growthpoint was certainly one of the
very first listed property companies to
execute an empowerment transaction.
We introduced our first BEE partners
in an unprecedented fully-funded
R1 billion deal in 2005, the largest
empowerment of its kind in the
property sector at the time.
The BEE consortium comprised the
broad-based empowerment companies:
Amabubesi Investments, Miganu
Investment Holdings, and Unipalm
Investment Holdings, each of which
owned one third interest in the BEE
Consortium which held its interest in
Growthpoint via AMU Trust. Each of
the groupings were required to include
a broad base of shareholders in their
respective consortiums.
The trust acquired around 14% of the
total Growthpoint linked units in issue
at the time, with a unique mezzanine
funding structure especially
designed for the deal. As part of the
transaction, the BEE consortium
also acquired a 14% interest in the
Growthpoint management contract,
which was sold to them by Investec
Property Group Limited.
Our new BEE partners added valuable
strategic input for Growthpoint
and made positive contribution at
shareholder and board level. Key roleplayers and shareholders in Amabubesi
included Bulelani Ngcuka, Sango
Ntsaluba, Thabiso Tlelai and Peter
Moyo whilst Miganu Chairman, Mzolisi
Diliza and Dr Penuell Maduna were
the key representatives of Miganu.
Cape based entrepreneur Ragavan
Moonsamy and Lazarus Zim were
the largest shareholders in Unipalm.
Mzolisi Diliza, the representative
for Miganu, was already a
director of Growthpoint thanks
to our earlier Mines Pension Fund
transaction, and two further
representatives of the AMU Trust,
including Ragi Moonsamy were
also appointed to Growthpoint’s
board. Diliza participated in the
original BEE commission chaired
by Cyril Ramaphosa, which was
set up to deal with the economic
transformation of South African
business. As CEO of the Chamber
of mines and with his mining
background, Diliza also participated
in the mining charter which was
trail-blazing for the industry and
the first charter to be gazetted
into law, even beating the DTI
to the finishing line. Diliza has
been, and remains, a champion
of transformation at Growthpoint
as chairman of our dedicated
Transformation Committee.
Shortly after that initial BEE
transaction in 2005, we completed
a second transaction in 2006, with
black controlled and management
property investment holding
company Phatsima Properties,
led by Herman Mashaba. This
transaction followed Growthpoint’s
takeover of Metboard, with Mashaba
being the chosen empowerment
partner for Meboard and a director
at the time.
Phatsima Properties
acquired 2.3% of
Growthpoint’s units
in issue, which then
had a market value
of R280 million,
also fully funded with specially
created mezzanine funding. As an
integral part of the transaction,
Phatsima also acquired a 2.3%
interest in the Growthpoint asset
management contract from Investec
Property Group.
Mashaba, who held a 40% indirect
beneficial interest in Phatsima,
was a non-executive director of
Growthpoint and continued to
represent Phatsima in this position.
Today, he is Deputy Chairman of
Growthpoint. Other key role-players
and shareholders in Phatsima included
the ABM Kalla Family Investment,
Selomane Maitisa, The Field Band
Foundation, Jacqueline Mafumadi,
Tim Modise and Joyce Dube.

Growsmart’s
EXPANSION & SUCCESS
This January, we launched Growsmart 2015 at
Metro North education district. The response
from both old and new participating schools
was overwhelming. Another three launches
will be taking place over the next month and
our first competition round will occur in April.
Each launch involves inviting both old
and new schools that fit the criteria, to
join the programme and this year the prizes
are unbelievable with First Place receving
an iPad lab worth R260 000.
This will be our second year running the
Story Writing competition and we have
opened up the competition to an additional
600 learners from the Growsmart teams.

Mr Colin Steyn, who was appointed
as an Independent Non-Executive
Director of the Company in September
2001, retired on 18 November 2014.
During his distinguishable tenure
on the Board, he served on several
Board Committees including the Audit
Committee, which he chaired up until
12 November 2013 and Property
Committee. He was also the former
Chairman of Barprop Ltd and a past
President of SAPOA. We extend our
gratitude to Mr Steyn for his invaluable
contribution and unwavering support
to the company.
During the latter part of November,
Growthpoint was listed as an upward
mover, inching from 66th to 65th
which, as the only REIT represented
on the JSE ALSI 40, ranked 22 out
of the Top-40 Index companies over
five years, with a 20.75% compound
annual growth rate.
