How to calculate millage rates in Baxter County
Arkansas real property taxes are
based on the assessed valuation of
land and any improvements on the
land. The state Assessment Coordination Division sets out the guidelines
that counties follow to determine
assessed valuation.
Property is assessed at 20 percent
of its market value.
That means a house with a market
value of $50,000 has an assessed
value of $10,000.
Then, to determine the taxes, multiply the assessed value by the millage rate on the property (AV x MR =
Taxes).
For example, if the millage rate
where the house mentioned above is
located is 5 mills, multiply $10,000 by
5 mills to figure the tax ($10,000 x
.005 = $50).
Millage rates are approved by vot-
ers. Once the rates are voted in, the
quorum court levies those rates for
all the taxing units in Baxter County
— the county, the cities, the school
districts, fire protection districts and
improvement districts.
If voters approve changes to the
millage rates, those changes are
levied at the November quorum court
meeting.
To determine your total millage,
you need to add together the millage
rates that apply in the area where you
live. Everyone pays the county millages — general, road, library and college — which total 6.9 mills. City,
school and any other millage rates
that apply are added to that figure.
Taxes collected during 2007 are
based on the millage rates levied for
2006.
